Based in West London, our architectural design team is headed up by our dynamic architectural duo, Hanna Kurnel and Nick Rose. 01. CONSULTATION —

Our design process begins with an initial consultation where we take the time to listen to your ideas and gain a broader understanding of your requirements. This is an opportunity to discuss your project goals, architectural design preferences, and any site-specific challenges.

02. BRIEF —

We work closely with you to create a comprehensive brief that outlines the scope of the project, budget, and timeline. This helps us to create a tailored design that meets your needs and expectations.

03. FEASIBILITY —
We conduct a feasibility study to determine the project’s viability and highlight any potential constraints or issues. We examine the site’s physical, economic, and environmental aspects to ensure that the design is both practical and feasible.
04. CONTRACTOR INVOLVED IN EARLY STAGES —
As part of our work as a design and build company, we involve the contractor in the early stages of the project to ensure that construction feasibility and budget are carefully considered throughout the design process. This helps us to identify potential issues and incorporate cost-effective solutions.
05. VISUALS —
Our team of architectural designers can produce realistic images and visuals of the design in-house. This helps you to visualize the final product and make informed decisions during the design process.
06. OBTAINING PLANNING CONSENT —

We liaise with local authorities to obtain planning consent for the design. Our team ensures that all necessary permits and regulations are met before proceeding with the construction phase.

07. PRE-CONSTRUCTION —

The pre-construction process involves preparing construction details with the assistance of the structural engineer and other consultants. Our team works closely with structural engineers and other required consultants to develop comprehensive construction details. This ensures that the design is technically sound and meets all safety and regulatory requirements.

08. SITE INSPECTION —

We conduct regular site inspections throughout the construction phase to ensure that the project is progressing as planned. This allows us to identify any issues and resolve them promptly, ensuring that the project is completed on time and within budget.

We follow the RIBA Plan of Work 2020 and its guidelines:
RIBA Stage 0 & 1
​​DESIGN BRIEF & SURVEY
Before we get started, it’s essential for us to gain a wider understanding of your goals and what you’re looking to achieve. From the requirements you provide us, we can design a solution that not only fits your budget but also meets your needs.
2 WEEKS
RIBA Stage 2
DESIGN STAGE 1 – CONCEPT DEVELOPMENT
This conceptual stage allows our architectural design team to collaborate with you in order to refine the layout of the design so that it is specific to your needs. In this collaborative process, our architectural designers provide a full architectural CAD drawing service that is further supported by 3D visuals, including basic sketches and detailed CGIs, enabling you to understand and visualise the proposed concepts.
4–6 WEEKS
RIBA Stage 3
DESIGN STAGE 1 – PLANNING

We study your project and property thoroughly, both on-site and online, ensuring our success rate for planning applications submitted is as high as possible. We understand the definitions behind the planning constraints, enabling us to plan accordingly and deliver the best possible effects.

After the concepts have been confirmed and signed off, it’s our responsibility to submit the necessary planning or permitted development applications. Additionally, we will manage the planning process during the statutory ten-week process.

With a high success rate for planning applications, and having successfully designed and submitted a number of detailed planning schemes for homes across London with varying degrees of size, scale, and complexity, we’re well versed in the planning process.

10 WEEKS
RIBA Stage 4
DESIGN STAGE 2 – CONSTRUCTION DRAWINGS

In order to prepare for the tender pack, our team designs a technical drawing package for construction and building control approval with any drawings from the structural engineers as well as any information from third-party specialists.

Rose Line Premier works with third-party engineers who design full structural drawings, calculations, and any construction method statements that are required for the completion of the project.

Generally speaking, it’s not until planning permission has been granted that this stage begins. That said, it’s possible to begin the process earlier if our team is confident of securing planning approval for the project.

Typically, clients who choose to proceed beforehand often find the opportunity to save time is worth the risk of proceeding while waiting for planning permission approval.

6–8 WEEKS
DESIGN STAGE 2 – PARTY WALL AWARDS
In the majority of circumstances, structural works involve a party wall agreement. Our team will recommend a surveyor, and they will issue the relevant notices as early as necessary. As this is a long lead item, it is recommended that this process is started as early as possible in the design stage.
10–12 WEEKS (CONCURRENTLY)
STANDARD DESIGN / PRE-COMMENCEMENT TIMELINE
If you’re not under immediate time constraints, Phase 3 design work is generally recommended to begin after planning permission has been acquired. This not only allows you to take more time but will also enable you to appreciate the thorough decision making process that is required in the design phase.
CONDENSED DESIGN / PRE-COMMENCEMENT TIMELINE
If you wish to begin the construction process as efficiently as possible, then it’s possible for our team to commence Phase 3 design work before planning permission is approved.
Services and fees

Our design fees are not only competitive but also tailored to the specific needs of your project. We will indicate and charge fixed costs for the early stages – concept and planning. Subsequently, we will provide you with a fixed cost to deliver the construction drawings, including the preparation of the whole tender package.

We will outline all fees upfront and leave you with clear budgets prepared specifically for your project. Projects require a range of specialists, such as structural engineers, party wall surveyors, specialist lighting and garden designers, arboricultural specialists, drainage engineers and many others.

We will not only tell you which specialists are required for your project but will also act on your behalf when appointing them. We follow the RIBA Plan of Work stages. The specialist’s fees will be excluded and will be invoiced separately.

Should you wish to employ Rose Line Premier to undertake the construction from the agreed design then all project management fees will be included in the construction price. The project will be handed over to our specialist construction teams who will continuously and directly collaborate with our architectural designers.

Our adopted Design and Build system removes all loopholes from the traditional Architect-Client-Contractor relationship.
