WHY DESIGN + BUILD?​

We are design and build contractors based in West London. Whether we’re hired to provide a full design and build service or are only taken on as contractors, we allow for a project management service.

We only charge architectural fees to all of pre-construction phases described above, allowing you to save on design fees when compared to a typical architectural, design – construct model. Further design input is at an agreed level of our input and only introduced when significant design changes are requested.

The largest difference between a traditional architect model and a design and build model is that architects can often increase the cost of the build to increase their fees, whereas a design and build fee is fixed and informed by a greater understanding of realistic construction costs.

As a design and build company, we’re responsible for managing the delicate balance between design, build quality as well as cost at every stage of the process, meaning it’s in both of our interests to design the best solution for your budget.

Architects have the potential to undervalue the costs of a particular project knowing that their fees are set to increase when the project has been costed up. Rose Line Premier, the design and build specialists, have the incentive to keep the construction costs as low as possible in order to compete and achieve the construction package.

TRADITIONAL MODEL

The traditional architect model may represent a range of complex issues to contend with, from cost to conflicting objectives to complexity, with no clear line of communication.

There is a greater risk for the design developing with limited to no consideration for cost or comprehension of the buildability of the project in question. This can result in numerous issues such as cost ambiguity and miscommunication, which can cause unnecessary stress and possible delays.

We follow the RIBA Plan of Work 2020 and its guidelines:
RIBA Stage 0 & 1
​​DESIGN BRIEF & MEASURED SURVEY

From the requirements you provide us, we can design a solution that not only fits your budget but also meets your needs.

Following a site visit, we can then prepare an extensive design fee proposal and initial consultation cost estimate. Following instruction, we will also conduct a survey of the property.

2 WEEKS
RIBA Stage 2
DESIGN – Phase 1 – CONCEPT EVALUATION

This conceptual stage allows our design and build team to work and collaborate with you in order to refine the layout of the design so that it is specific to your needs and daily routines.

In this collaborative process, we not only provide a full architectural CAD supported drawing service but can also develop full 3D visuals, enabling you to understand and visualise the proposed concepts.

4–6 WEEKS
RIBA Stage 3
DESIGN STAGE 1 – PLANNING

We study your project and property thoroughly, both on-site and online, ensuring our success rate for planning applications submitted is as high as possible. We understand the definitions behind the planning constraints, enabling us to plan accordingly and deliver the best possible effects.

After the concepts have been confirmed and signed off, it’s our responsibility to submit the necessary planning or permitted development applications. We’re experienced in every stage of the planning process and our work in this field can be supported by specialist planning consultants.

10 WEEKS
RIBA Stage 4
Phase 3 – TECHNICAL DESIGN AND CONSTRUCTION DRAWINGS

Our team designs a technical drawing package for construction and building control approval. All structural engineer data and drawings are combined with information received from any other third-party specialists we appointed on your behalf.

Rose Line Premier works with third-party engineers who design full structural drawings, calculations, and any construction method statements that are required for the completion of the project.
Generally speaking, it’s not until planning permission has been granted that this stage begins. That said, it’s possible to begin the process earlier if our team is confident of securing planning approval for the project.

Typically, clients who choose to proceed beforehand often find the opportunity to save time is worth the risk of proceeding while waiting for planning permission approval.

This stage may also include a Party Wall Surveyors’ appointment and their input should include the elements of our design that require any form of interference with any shared parts of your property.

6–8 WEEKS
RIBA Stage 5
NEGOTIATED TENDER & CONTRACTING

If we price against our own prepared schedule of works and tender package, then we will complete it with our detailed and fully broken down prices.

All our documents and prices are prepared and completed by professional and experienced estimators and/or quantity surveyors.

When completing a pricing schedule we will also submit our supplementary and detailed pricing document. This brings clarity to the pricing process as we expose our rates building up elementary costs for each item within the schedules of work.

Our architectural design and construction teams believe in transparent pricing and will work with you to cost engineer the final scheme as required to fit in line with your specific budget.

Once the pricing has been agreed upon, we sign a contract with you, the deposit invoice is paid and the commencement date is confirmed and secured.

4-6 WEEKS
RIBA Stage 6
CONSTRUCTION
MOBILISATION and ORGANISATION (project dependant duration)

Before we get to site, we will explain our construction process to you in detail, and if needed, tailor our project management system to meet your specific needs.

Our specialists will organise communication lines between you and the construction team and prepare a detailed project programme, allowing us to ‘live track’ on and off-site operations.

Should you wish us to fully project manage your site, then we will take care of all the parties appointed on your behalf during the planning and design stages and liaise with them to help ensure that you experience a stress and hassle-free construction project.

4 WEEKS
RIBA Stage 7
THE ACTUAL CONSTRUCTION

We will run and manage the construction process on and off-site for you ensuring its considerate, responsible and fully Building Regulations and Health & Safety compliant.

The site manager will hold weekly meetings with you ensuring you are always informed and up to date with the progress.

If you choose to opt-in, then we will manage the project running account and detail all the valuations prepared for works progressed and materials on site. We follow and implement the Joint Construction Tribunal (JCT) and Federation of Master Builders contract particulars and guidelines ensuring the highest professional standards.

12–52+ WEEKS
RIBA Stage 8
CONSTRUCTION — PRACTICAL COMPLETION

This occurs when our construction team signs the house back into your care after completing the list of final outstanding items.

RIBA Stage 9
CONSTRUCTION — RETENTION
Once it’s been six months since your project was finished, our project manager will communicate with you, visit, and agree and compile a snagging list. We will then arrange for all snags to be rectified at a time most convenient for you.
26 WEEKS POST PC
RIBA Stage 10
CONSTRUCTION — PRACTICAL COMPLETION

This is when the house is signed back into your care after we have worked through any final outstanding items.

4-6 WEEKS
STANDARD DESIGN / PRE-COMMENCEMENT TIMELINE

If you’re not under immediate time constraints, Phase 3 design work is generally recommended to begin after planning permission has been acquired. This not only allows you to take more time but will also enable you to appreciate the thorough decision making process that is required in the design phase.

CONDENSED DESIGN / PRE-COMMENCEMENT TIMELINE

If you wish to begin the construction process as efficiently as possible, then it’s possible for our team to commence Phase 3 design work and Phase 6 Construction before planning permission is approved. This will however require detailed programming and agreements.

Services and fees

Our design fees are not only competitive but also tailored to the specific needs of your project. We will indicate and charge fixed costs for the early stages – concept and planning. Subsequently, we will provide you with a fixed cost to deliver the construction drawings, including the preparation of the whole tender package.

We will outline all fees upfront and leave you with clear budgets prepared specifically for your project. Projects require a range of specialists, such as structural engineers, party wall surveyors, specialist lighting and garden designers, arboricultural specialists, drainage engineers and many others.

We will not only tell you which specialists are required for your project but will also act on your behalf when appointing them.

We follow the RIBA Plan of Work stages. The specialist’s fees will be excluded and will be invoiced separately.

Should you wish to employ Rose Line Premier to undertake the construction from the agreed design then all project management fees will be included in the construction price. The project will be handed over to our specialist construction teams who will continuously and directly collaborate with our architectural designers.

Our adopted Design and Build system removes all loopholes from the traditional Architect-Client-Contractor relationship.

Our general payment terms are as follows;

  • Measured Survey – Payment upon appointment
    Design Phase 1 & 2– Concept Evaluation & Planning – 50% upon appointment, 50% upon submitting a planning application
  • Design Phase 3 – Detailed Design/Construction Drawings – 50% upon appointment, 50% before releasing a final set of drawings
  • Negotiated Tender and contracting – our pricing will be issued to you free of charge (this will be dependent on the scope of works). We will agree on the management fees with you should you wish us to oversee the tender process and provide you with a report on prices submitted by third parties.


Where Rose Line Premier are engaged to undertake the build, all project management fees are included within the build price, making the design and build process highly cost-effective when compared to opting for an Architect / Contractor model.
